Request for Expressions of Interest (REOI) – Eatery/Diner

Smartpark Research and Technology Park at the University of Manitoba is home to a vibrant community of over 25 high tech companies and more than 800 employees.

Smartpark Development Corporation, with a mandate to develop the Park, invites Expressions of Interest for the provision of an eatery/diner, including catering service, out of its One Research Road multi-tenant facility, as following:

• Layout of Demised Area, 1,057 square feet (click on link);
• Estimated seating for 45 - 50, with outdoor patio seating during the summer for an additional 20;
• Space is shelled in and includes washroom fixtures and window blinds;
• Target market: all tenants and tenant employees within Smartpark, with the potential to attract University patrons given that the Park is ‘on the doorstep’ of the University; potential for establishing ‘destination’ site for south Winnipeg;
• Minimum required operating hours: 7:30 AM to 3:30 PM, Monday to Friday;
• Menu: breakfast and lunch, global cuisine, unique branding for sit down and take-out service;
• Catering service: delivered to the tenants of Smartpark during regular operating hours, including coffee service and breakfast and lunch platters.

The successful respondent will execute a lease of space from Smartpark Development Corporation.

The following documents and information should be submitted together with the Proposal:

• Name, addresses and telephone number of the prospective lessee;
• Detailed description of the concept planned for the eatery/diner & catering operations, including a sample menu;
• Resume of prospective lessee and all principal personnel to be involved in the management and operation of the concept;
• Short-listed applicants will be required to demonstrate and confirm sufficient resources available for successful promotion, management and operation of the eatery/diner facility;
• Names, addresses and telephone numbers of at least three (3) references of individuals with direct knowledge of the experience of the lessee and principals involved in restaurant management and operation.
